Rio San Juan Land

An investment catalog site for selling oceanfront land in the Dominican Republic: migrated from a Tilda subdomain to a custom domain on Next.js, with 12 titled plots, analytics, and a WhatsApp funnel for direct owner-to-buyer deals.

Oceanfront land sells on trust: a clean title, real dimensions and transparent prices, and direct contact with the owner, with no middlemen and no broker commission.

titled plots listed for sale

01 / Challenge

Land sells on title.

A Caribbean plot is an expensive purchase made sight unseen. The catalog site had to remove that fear: where exactly the land is, how big each plot is, what it costs, and whether the paperwork is clean, with no broker in the middle.

I broke down the funnel. Before, it was a Tilda subdomain with no owned domain, no analytics, and sales going through a broker. So it needed its own catalog, where every card carries title, size, price, distance to the ocean, and a direct WhatsApp line to the owner.

Three root problems

  1. Buying blind

Oceanfront land in another country: mistrust had to be eliminated with facts and documentation.

  2. Tilda dependency

A page-builder subdomain instead of an owned domain and full control.

  3. Direct sales

No broker: the site itself had to bring visitors all the way to a WhatsApp conversation.

02 / Solution

Own domain. Next.js.

The site was moved off the Tilda subdomain onto a custom domain built with Next.js: a catalog of 12 plots with individual cards, price and size ranges, ocean-proximity data, and WhatsApp as the primary contact channel.

The hardest part was building trust: freehold title, real distances to the ocean, and transparent prices right on the listing cards, instead of "call us for details."

What I built

  1. 12-plot catalog

RSJ-01…12: area, price, distance to the ocean, title status.

  2. Custom domain on Next.js

Off the Tilda subdomain, for full control, speed, and SEO.

  3. 4 locales

en/es active and indexed; ru/de set to noindex (draft).

  4. WhatsApp funnel

Direct owner contact as the primary CTA.

  5. Analytics

Measurement wired in at launch, the foundation for future data.

Analytics was wired in during the migration, but there is no measured before/after data on traffic or deals yet, so no percentages here. All figures are actual catalog and migration parameters. ru/de locales are noindex (draft).
